Winery - Refinance

Bridge Loan  2.5 Million Dollars (1 year).  30 Acres. Nestled at the base of the Angeles National Forest. Just one hour’s drive from the metropolitan Los Angeles area . At an elevation of 3200 feet, it is home to one of California’s newest and innovative family-owned vineyards.  The owner of the property is looking for either a financing to purchase equipment and supplies for the next harvest.

Ethanol Plant -  Construction Loan

52,000 acres in Central America.  8 Million dollars cash into deal.  Seeking International loan to build Ethanol Plant which will produce 60 million gallons of ethanol per year within 3 years.  Within 5 years, production shall reach 100 million gallons of ethanol which shall be sold to independent brokers abroad.  This plant shall produce ethanol from sugar cane which is in abundance in Central America.  The technology which shall be used shall be similar to the high-tech methods used in Brasil.

Master Planned Community

Lucerne Valley is situated in the unincorporated high desert of San Bernardino County approximately half way between Los Angeles and Las Vegas, approximately twenty minutes east of Highway 15 near the communities of Victorville, Hesperia and Apple Valley. This project offers 1375.5 acres that include 4,257 mixed density units, over 30 acres of commercial land, an integrated 27-hole championship golf course, schools, parks, and all infrastructures. Already, nearly $20,000,000 has been spent on this project with regard to the design, engineering, and construction of the golf course (20 holes built but not seeded) and Phase 1 residential (525 acres, 1200 lots) street compaction, curbs, gutters, sewer, water, and access points.

Biloxi Mississippi Casino

Construction of water front 4 star hotel casino with all the amenities. Condominiums are also for sale. Our findings are that the gaming industry is poised for a period of sustained growth.  We have identified an attractive gaming market on the Gulf Coast of Mississippi.  $321 million gaming project includes a resort facility with plans to include a state of the art casino, major franchised hotel, condominiums, buffet restaurant, entertainment facility and several themed restaurants are now being designed for construction in the established gaming market of Biloxi, Mississippi.

Ethanol Plant - Domestic Construction

The facility is envisioned to be a dry-mill plant with a production capacity of 50 million gallons per year that produces fuel ethanol, distillers, grains, and carbon dioxide from local corn and when necessary, corn railed-in from other states.

Medical/Dental Building - New Construction

Seeking 12 Million Dollar Loan.  Accepting Joint Venture Partners.  38,000 sq. ft complex.  Modern glass structure building.  Near 2 hospitals.  150 parking spaces.  Will be selling each 1000 sq ft unit for $500,000 w/ 2 parking spaces.  Condominiums will be sold to prospective clients in an unfinished condition.

Master Planned Community

22.26 acre proposed high density development.  The project can have a maximum of 330 residential units and 80,000 square feet of commercial space.  The residential units will include condominiums and apartments in several of the buildings, brownstone style row houses, and a small number of single family detached homes.  The commercial space will be in seven buildings in the center of the neighborhood; each building will have a 6,000 Square Feet footprint.  Retail and restaurants will be on the ground floor facing the main street with offices on the second floor.

Hawaii Development Project

Present zoning allows for about 783 quarter-acre lots on this 180 acre parcel. However, due to the beautiful rolling terrain, we prefer an organic design for this residential layout. This layout will maximize views available from this property. The current preliminary concept design shows at least 420 lots, 50-70% of which are view lots. View lots, of course, go for a premium in Hawaii. The primary exit strategy includes taking this property vertical with a key JV builder.
